Loon Lake Acres Manufactured Home Park is a 55+ senior park nestled in the trees one mile north of scenic Loon Lake Washington. Loon Lake is just 25 miles north of Spokane and is surrounded by forested mountains and numerous lakes. We have boating, fishing and hunting at our door step.
One of the park's most distinctive features is our lot size. The park is situated on 42 beautifully treed acres and we have only 48 lots. Our lots are enormous, one half of our lots are 4/5th of and acre and measure 113 feet by 309 feet and the other half are 3/5th of an acre and measure 126 feet by 200 feet. These extremely large lots provide residents with ample room to have a garage or a shop, a garden, berry bushes, fruit trees, a fenced area for a pet, or just some extra room for privacy.
The park is beautiful, well kept, quiet and peaceful. All of the homes in the park are owner occupied and that pride of ownership is reflected in the well kept appearance of the homes and yards. Residents homes typically sit back from the road by 100 feet, with an additional 100 to 200 feet beyond that to the rear property line. The distance from neighboring homes from side to side ranges from 50 feet to 100 feet making the lots feel even more spacious.
The roads that go through the park have a speed limit of only 15 MPH, they are county roads and are county maintained. The roads are designed so that they loop around through the park and service only the lots in the park. Many residents take daily walks on our nearly one mile of road going through the park, or for the more adventurous there is a hiking trail that goes all of the way around Loon Lake.
The lots and lawns here in the park are large, so to reduce the time and water needed to maintain the lawns, the lawns in the park have been seeded with sheep fescue grass which if allowed grows to only 7 inches tall, it grows in the sun, it grows in the shade, it will grow in poor soil and is drought resistant. If the lawns are regularly fertilized and watered sheep fescue will turn a blue-green color like blue grass, if not, a lawn will only need to be mowed 6 or 7 times a year.
Each lot has been landscaped from the home out to the road and most lots also have an established lawn in the backyard. All of the lots have been provided with a driveway and parking area. Some residents have choosen to add white or other colors of gravel to their driveways and some residents have also put in a circular driveways.
We have our own class A water system which is state regulated and tested. We do not have to chlorinate our water and our water tastes excellent, it is better than bottled water. Our wells are located in an aquifer that runs in between Loon and Deer Lake, we have plenty of water and the water service to the lots is not metered.
Each lot has it's own 1,000 gallon, two compartment sepic tank and enough drainfield for a four bedroom home. The park is responsible for the septic system and maintains and pumps the tanks on a regular basis.
The park provides two dumpsters for residents for their every day garbage, sorry, we don't have room for boxes left over from moving in, we do however conveniently have a county "dump" two miles from the park. We also have a recycling unit provided by Stevens county right next to the dumpsters that accepts paper, plastic, cans and alunimum.
Our monthly lot fee is $360.00 and includes the water, sewer and garbage service. We have natural gas and high speed internet service with a speed of 200 which is available with Spectrum.
Before puchasing a home in the park, prospective residents can fill out an application to rent, the processing fee for a single person is $25.00 or $30.00 for a married couple.
A month to month and a one year rental agreement and a copy of the park rules are available.
We do have financing available for any home selling in the park. The loans are through nation-wide banks and the loan processing is done with the help of a mortgage broker. The process is simple and quick. The banks require a credit score of 660 or above, a good debt to income ratio, proff of income and typically 5% down for a used home. New homes may require a larger down.
